Q: WHAT IS THE LEASE WITH OPTION TO OWN PROGRAM (LOOP)?
A: LOOP is a fractional 25-year lease contract with a benefit of 14 nights per year. The lessee may or may not exercise his offer to purchase a fractional ownership of the unit at least sixty (60) days before the end of the first 5-year term. LOOP offers a practical and affordable way to enjoy and own a dream vacation home in a premier tourist destination in the country. It is luxury living at a fraction of the cost.

Q:WHAT WILL IT COST ME TO EXERCISE THE OPTION UPON FULL PAYMENT OF LEASE CONTRACT?
A: Approximately 90% of the lease payments made by the lessee may be credited to the purchase price, and a pre-determined residual cost amount plus closing costs will complete the fractional transfer of Ownership which will be reflected/annotated in the title of the property.

This may only be exercised between year 5 to year 6 of the term and upon full payment of the lease contract amount.

Q: WHEN CAN I EXERCISE THE OPTION TO PURCHASE?
A: Upon full payment of the lease contract amount which grants the lessee the option to offer to acquire/purchase the unit which should be at least sixty (60) days before the end of the first 5 years.

Q: HOW MANY CO-OWNERS ARE THERE IN ONE UNIT?
A: There will be a maximum of 12 co-owners in one unit. Eleven (11) of the 12 co-owners shall each own a 3.8% share in the unit. The developer retains the majority share of 58%. This will allow for individual co-owners to best enjoy their accommodation benefit whenever they need it.

Q: WHEN DO I GET THE CCT?
A: Five (5) years after the execution of the LOOP contract provided that the full lease amount and
corresponding fees have been paid and all required documents have been submitted.

Q: WHAT BENEFITS AM I GETTING FROM THE LOOP?
A: Accommodation benefit of 14 nights every year during the term of the lease, with a minimum of 3 nights required for each stay.

20% discount on all spa village services and 10% on food and beverage. More special benefits exclusive to lessees shall be conducted regularly.

Complementary enrollment to Philippine Dream Destinations Exchange Program (in progress). Under this program, the lessee may exchange his room accommodation benefit with equivalent privilege at any of the other member properties, with such locations as El Nido, Clark-Angeles City in Pampanga, Antique, Batangas, and other upcoming properties of Philippine Dream Destinations Devco in select destinations across the country.

Privilege to avail of the Platinum Vacation Planning Program. This is one of the exclusive privileges that set apart Harbour Springs from all other resorts.

One call is all it takes. A complete vacation will be arranged and taken care of, inclusive of the following services, among others:

  • airport to hotel transfer
  • concierge service
  • airline reservations
  • arrangement for transportation transfers
  • detailed itinerary
  • tour and activity planning

No use, no dues. Our unique innovation allows the lessee to pay maintenance dues only for the nights that he/she uses the accommodation benefit.

Q: ARE THESE BENEFITS TRANSFERABLE?
A: Yes, the leasehold right and corresponding benefits are transferrable to any legal entity upon
satisfaction of requirements set forth in the LOOP contract.

Q: HOW MUCH ARE THE MAINTENANCE DUES, IF ANY?
A: Upon usage, the following fees shall apply: (INITIAL RATES)

2BR – 1,000 per night
3BR – 1,500 per night

Q: WHAT IS A FRACTIONAL LEASE/OWNERSHIP?
A: Fractional Ownership is owning an asset or property with other co-owners. Each owner owns a fraction of the asset or property. As a Fractional Owner, you may transfer, will, or sell your specific fraction or interest on the property to another just like what you would do as a whole property owner.

Q: WHAT IS THE DIFFERENCE BETWEEN FRACTIONAL OWNERSHIP AND TIMESHARE?
A: Fractional Ownership is separate and different from timeshare. With timeshare you don’t own a tangible asset, but you are buying only the right to use. With Fractional Ownership you are buying an actual percentage of a specific and actual property. This fraction then entitles you to use the property for a specific time per year, the same as the other co-owners get to do. This entitlement is a benefit resulting from your co-ownership of the property with other co-owners who have implicitly agreed on dividing the co-ownership benefits proportionately among themselves as co-owners.

Q: WHAT ARE THE BENEFITS OF FRACTIONAL OWNERSHIP?

A: Yes, but subject to existing rules on transfer of lease agreements and other applicable laws.

Q: WHAT IS THE PROJECT CONSTRUCTION TIME FRAME?
A: The project is set to be fully completed by 2016, while the Spa Hotel is expected to be operational by the 1st quarter of 2014. However, in the interim, qualified lessees who have paid at least 30% of the total lease contract price may use their benefit nights in other existing destinations under the Philippine Dream
Exchange Program.
